The application must be completed, signed, and submitted, with deposit, well in advance of the requested
date. If the application is approved, a Lease Contract with your remaining balance will be available to you for
your approval and signature.

Standard rental times are inclusive of load-in, load-out, deliveries, and pick-ups. More time, if needed
or requested, may be subject to additional fees. It is understood that your event may be shorter than
the Rental Period.

 

Payments should be made to COUPLES by Cash, CashApp, and major credit cards. COUPLES shall have
the right to cancel your event at any time in case of an emergency. In this scenario, all fees and deposits will
be returned to you. No refunds of the Rental Fee will be paid within 30 days prior to an event, as your
agreement to rent COUPLES on this date may cause a loss of additional bookings. Also, any other costs,
rentals, or purchases incurred toward that obligation, and on your behalf, may not be refunded in full. *To
ensure proper use and care of COUPLES, we require that the Renter hire or designate a Renter’s Agent to
be responsible during the event. Please find complete requirements for the Renter’s Agent within the
CONDITIONS AND RESPONSIBILITIES OF RENTER document attached.

Responsibilities of Renter.

 

▪ CONDITIONS AND RESPONSIBILITIES OF RENTER

Please read the material below to make sure all parties understand the requirements of providing for
everyone’s safety and keeping COUPLES a well maintained and safe location for future use.

▪ RENTAL FEES/DEPOSITS

Renter, a signed contract and a non-refundable hold deposit in the amount of $100 must be received to
reserve your date on the calendar for an 4-hour rental period. The final payment of $200 is due no later than
24 hours prior to your event. The Damage Deposit is a separate payment in the amount of $150 that must be
paid no later than 24 hours prior to your event. The damage deposit will determine if there is an excessive
clean-up or damage done to the property as a result of your event which will be applied to needed repairs.
No entrance will be granted until full payments are received.

▪ CANCELLATION

Renter must notify COUPLES no less than fifteen (15) days prior to the event to receive a full refund of any
rental fee payment. less the hold deposit. Cancellation received less than 15 days may cause a loss of
additional renting.

▪ EVENT COORDINATOR/ RENTER’S AGENT

COUPLES require the designated coordinator and or renter’s agent be responsible for maintaining proper
care of the property during an event. On behalf of COUPLES, the coordinator or renter’s agent will also
serve as the decision maker for vendors which include, but not limited to caterers, bar service
(ABSOLUTELY NO SELF-SERVE), florist/decorator, entertainment, out-source rentals, and will collaborate
with COUPLES owners prior to the event. COUPLES will reserve the right to check-in and observe at any
time during the event to ensure safety and proper care of the building.

▪ INSURANCE

The Renter is required to purchase Special Event Liability insurance no later than fifteen (15) days prior to
the event. The insurance must, at Renter’s sole expense, provide and maintain public liability and personal
property damage insurance, insuring COUPLES against all bodily injury, property damage, personal injury
and other loss arising out of Renter’s use and occupancy of the property, or any other occupant on the
property, including appurtenances to the premises and sidewalks. The insurance required hereunder shall
have a single limit liability of not less than $1 million. COUPLES shall be named as an additional insured of
said policy. If alcohol is to be served, the policy must include Host Liquor Liability coverage to protect you
against alcohol-related accidents, as you are ultimately liable for the safety of your guests.

▪ CAPACITY

The maximum occupancy of COUPLES is 25 persons. Ground capacity is 25 persons.

▪ DECORATING/CATERING STANDARDS

COUPLES want to make sure every event is special and noted for a great experience. There should be NO nails,
screws, staples, rice, birdseeds, glitter nor non-biodegradable confetti on property. The caterer must be approved by
COUPLES owners in advance. All trash (food items) must be removed/disposed of at the end of the event. The floors
should be swept and mopped. Tables, counters, sink, stove area and all equipment should be wiped down. Failure to
remove or clean kitchen, and all other areas will result in the loss of damage deposit. COUPLES will provide a clean
space/kitchen area and the conditions should be returned the same at the conclusion of the event.

▪ ALCOHOLIC BEVERAGES

COUPLES require all alcoholic drinks to be served from a designated bartender. Alcohol should not be
served to anyone who may appear to be intoxicated. Alcohol service must be discontinued one-half hour
prior to the end of your event according to The Mississippi Alcohol Beverage and Control Board.

▪ SECURITY

For events serving alcoholic beverages, uniformed security must be present during the Rental Period and is
required for said hours. COUPLES at its sole discretion, may determine and require additional security for
your event. It is important to provide an accurate number of guests attending your event. If your crowd
exceeds the number reflected on your contract, some of your guests may not be allowed entry. Additional
security will be called, and, upon arrival, the excess crowd will be allowed in at that time. COUPLES will
facilitate the security arrangements for your event using our preferred security service. Payment for security
services is due ninety (30) days prior to your event.

▪ CONDUCT

COUPLES is a DRUG-FREE and NON-SMOKING property at all times with NO EXCEPTIONS. The Renter
is solely
responsible for the behavior of the guest. Any conduct deemed disorderly at the discretion of COUPLES,
shall be grounds for the immediate conclusion of the event and expulsion from the property. In such cases,
the Renter will not receive any refunds of any kind.

▪ LIABILITY

Renter agrees to indemnify, defend, and hold COUPLES, its building owners, officers, employees, and
agents harmless of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from
the rental and use of the property, including but not limited to, the personal guarantee of provision, service,
and dispensing of payment by Renter, its employees, and agents of alcoholic beverages at COUPLES. In the
event COUPLES is damaged or destroyed by fire, storm, or any act of God or man that would render said
property unsafe or unfit, in the opinion of COUPLES, for the use specified in this agreement all parts of this
agreement shall cease.

▪ LIVE MUSIC/DJs/NOISE

COUPLES encourage a friendly-vibrant and enthusiastic environment. However, our location is near a
residential neighborhood and university where a noise ordinance and regulations do apply. COUPLES have
full authority to require the entertainment is kept at a minimum or the said cause will be turned down or off. In
such cases, COUPLES will NOT refund any RENTAL FEES or DEPOSITS of any kind.
Noise of any kind should not be heard beyond the walls of the property or by immediate
neighbors.

▪ ENTRY AND EXIT

Renter agrees that COUPLES OWNER and or STAFF may enter and exit the property during the course of
the event. COUPLES will be checking periodically with the responsible parties to ensure everything is
running smoothly. We will also be checking the bathroom, the overall premises, replenishing hand towels
and toilet paper, and will be available for questions or to respond to needs or issues that may arise at any
time.
